Is there a particular size ballast you like to use on 45mm track

Track is track...
When (if) you come to lift it and sell, you won't have any problems, as long as it is largely intact..
Tapping it on a hard-standing, will remove most of the detritus and old ballast.

If you want to keep things more pristine, then bond with SBR, rather than cement.

Its a bit f a catch 22, I want to bury the sleepers & hold it all in place. But the track will be around a £1K & would like to keep a resale price if pos if needed.
Ok so it comes to resale value of track. If you down with Water Proof PVA or SBR and you can lift with relative ease after it has been down for a while, to remove the ballast a gentle wallop on a flat surface will remove most. After that a good attack with a wallpaper stripper and power washer or even hose on harsh setting will take care if the rest. How do I know this some may ask, done it with 0 gauge track. G track should respond easier.

Don't bond it, float it: Floating track vs Bonded track, is this another battery vs track power - Noooooooo ;)

You might be satisfied with the result, without resorting to bondage?

Are you using sectional or flexible track? If sectional, then it's easier to use floating ballast unless you use a rail bender with flexible track.
